It’s usually with somebody who has a Lamborghini or Rolls Royce in the background. Welcome to the world of get rich quick gurus! Maybe you’ve heard the terms ‘passive income’ or ‘no money down‘ loosely thrown around.
Usually this is a draw from trainers and educators who teach a lot of fluff, they sell the dream but don’t really teach the substance to help you grow a successful and sustainable property business that you can replace your 9-5 from.
Usually when you check their company accounts you find fresh companies with no history, no charges from lenders to show they have mortgages and you quickly realise from simple due diligence that they’re not really who they say they are.
However – the property investment courses & training world can be good, there’s genuine people out there who love what they do in the industry and want to help inspire and teach others to do the same.
What is a property investment course?
In the UK, it’s very popular for people to get a buy to let for a little nest egg for retirement or just to add a few pennies onto our income at the end of every month. It’s a great way to diversify your investments away from stocks and shares and put your money into solid bricks and mortar, where history has shown every 10 or so years, property prices tend to double.
A property investment course is a way to understand how to step away from being a ‘landlord’ and instead becoming a professional ‘property investor’ running a real business where you grow your income into something quite substantial. It’s hard work and takes time but it’s worth it!

This is a favourite method of mine and that’s what I’m doing to a degree. I’m jumping into property projects and building up a property development group over time. However I also listen to tonnes of podcasts, YouTube videos and magazines as well as meeting to and speaking to lots of property investors ahead of me in the industry.
Learn By Education
Alternatively, rather than spending months scraping information off the internet, those who have learned their way and put it into practice share the insights into popular property investment strategies, accessing finance, how to flip a property, working with lenders, solicitors & brokers and are able to put a more structured course together to help you get all of that crucial information – faster.
Property investment courses can really help accelerate your learning and get your feet on the ground quicker, and if a course costs a few hundred pounds – it’s not a bad way to go. Just don’t fall for one of these £12,000 academies where you spend half your time dancing in a hotel room clapping and motivating others.
It’s not uncommon for business professionals and serious owners of companies to pay for mentoring and courses to speed up their learning curve and get their business of the ground faster while learning important tips to help it grow and scale quicker as well.
Are property courses worth it?
Yes and no. It depends on the trainer and their intentions. Property, being an ‘investment’ industry means that we’re not immune to the get rich quick gurus. You’ll often see courses flouting how to replace your income in 7 days, become financially free with passive income.
Seriously – property is not passive. It’s a real business that requires time and effort to build. You’ll need to work with large sums of money which means tonnes of regulation from banks to manage their risk and if you do things wrong, it can often cost time and money. However if you find the right company that is transparent and doesn’t make false promises about wealth and lifestyle – you’re onto a winner.
Property investment courses are definitely worth it if you want a fully structured way to learn how to build your own property investment business and to learn if it’s really for you before jumping in head first.

Estate agents see all the best houses and watch deals fly through. They work with owner-occupiers and also investors and they see first hand how developers and investors can take an old, unloved house and turn it into something beautiful which creates high returns and great cashflow every month while benefitting from capital appreciation.
Family who work in the trades or already invest in property
If you have family who already do this, whether they in the trades as an electrician, plumber or even a builder – you’ll see first-hand the opportunities the property market has to offer meaning you can get started from an earlier age. This will also give you exposure to how to manage property projects and what things cost when flipping and renovating.
Middle-lifers who want to escape their 9-5
Those who have bought a house or two of their own over a lifetime and don’t want to work in a 9-5 for the rest of their lives and instead begin building up a serious property business of Buy-to-Let and HMO’s to begin creating monthly cashflow to replace the job once and for all.
The problem is – each of these key people miss crucial experience. Estate agents and those who have family who work in the trades might not be exposed to professional business to teach risk management, project management, communicating effectively and other skills.
